Introduction
Coast B&B is our home-based, five bedroom bed and breakfast. We hope to make your stay with us comfortable and enjoyable. We cater for many dietary needs and for as many special needs as the constraints of an Edwardian building allow. The following statement is a summary of our provision. Pre arrival
• Train: Frequent trains run from London Victoria to Bexhill. There is also a coastal
service running the length of the South Coast, and Bexhill is well served by the hourly service from Ashford. Coast B&B is a short walking distance from the station and easily found. On leaving the station, turn right towards the sea front. Coast B&B is found on that road (Sea Road), on the right hand side as you walk towards the sea. It is clearly signposted. By special arrangement, we can meet guests at the station and assist with luggage.
• Car: The main route to Bexhill from the M25 is the A21 (to Battle). Bexhill is
signposted from Battle.
• Coach: National Express operates services from Victoria Coach station to Bexhill.

Arrival & Car Parking
• Overnight on street parking is available immediately outside of Coast B&B. However there are parking restrictions during the day (2 hour maximum stay limit Monday to Saturday between 08.00 and 18.00). There is free parking on adjoining roads and on the sea front.
• Guests will always be offered assistance with luggage so please feel free to check in with us first and then we can help with unloading and bringing luggage to your room.

Main entrance & Reception
• From the street, there are two small steps (16cm) on to our paved area with a further two small steps (14cm) in to the porch and a further step (12cm) in to our reception hall.
• The porch and main front doors have a minimum width of 81cm.
• The porch area has ceramic floor tiling.

Public Areas
• All of our guest bedrooms are located on the first and second floors and are accessed by a wide, carpeted, well-lit staircase with a width of 90cm.
• From the reception hall, a flight of 14 stairs (18cm riser) arrives at a half landing and the entrance to Room 1.
• A further flight of 4 stairs (18cm riser) arrives at the main landing with access to two further guest bedrooms, Room 2 and Room 3
• Turning left from the first floor landing, a flight of 12 stairs (18cm riser) brings you
up to a large landing, and the bathroom facilities for Room 4 are located on the right hand side.
• A further flight of five stairs (18cm riser) takes you up to a small landing, and Room 4 is on the right and Room 5 is immediately in front of you.

Dining room
• Breakfast is served in the dining room located on the ground floor just off the
entrance hall
• Table / chair arrangements are flexible and can be adjusted on request.
• Floor to table top height is 73cm, and the tables are 75cm x 75cm.
• Menus can be provided in large print on request.

Shops
• Coast B&B is located very near the centre of Bexhill with a wide variety of shops /
banks / restaurants / cafes within a very short walking distance.

 

Outdoor facilities
• During the summer months, table and chairs are provided for guests on the paved area to the front of the house.

Bedrooms / En-suites
• Room 1 has a king size double bed with a minimum of 50cm of space either side of the bed for access.
• There is a fitted carpet in the bedroom, and fully tiled floor (heated) and fully tiled walls in the en-suite.
• Large walk-in shower cubicle with rainforest shower and hand-held shower.
• The WC is integrated and wall mounted, the sink is located in a wall hung vanity unit
•  Room 2 has a king size double bed with a minimum of 50cm either side of the bed for access.
• There is a fitted carpet in the bedroom, and fully tiled floor and fully tiled wall in the en-suite.
• Walk-in shower cubicle with rainforest shower
• The WC is wall mounted, so too is the compact sink
• Room 3 has a super king size double bed with a minimum of 70cm either side of the bed for access. The bed can be split to make up twin beds.
• One sofa
• There is a fitted carpet in the bedroom, and fully tiled floor (heated) and fully tiled walls in the en-suite.
• Large walk-in shower cubicle with rainforest shower and hand-held shower, remote control digital shower head.
• The WC is integrated and wall mounted, the sink is located in a wall hung vanity unit
• Room 4 has a king size double bed with a minimum of 75cm of space either side of the bed for access (the ceiling slopes on the far side, so some height restriction as you move further from the bed)
• There is a fitted carpet in the bedroom, and tileloc bathroom flooring in the shower room
• Shower cubicle has a 12cm step into the cubicle and an internal dimension of 76cm x76cm
• The WC and the sink are both floor mounted
• Room 5 has a super king size double bed with a minimum of 70cm either side of the bed for access. The bed can be split to make up twin beds.
• There is a fitted carpet in the bedroom, and fully tiled floor (heated) and fully tiled walls in the en-suite.
• Large walk-in shower cubicle with rainforest shower and hand-held shower, remote control digital shower head, whirlpool bath.
• The WC is integrated and wall mounted, the sink is located in a wall hung vanity unit.

Additional information
• Assistance dogs are welcomed by prior arrangement.
• We offer free wi-fi in all parts of the house.
• We are able to use the front door and French doors to the rear of the property should evacuation of the building be required. We will alert residents personally if
evacuation is needed.
• Coast B&B is a strictly no smoking and no vaping residence.
• Rooms are normally available to check into by 15.30 on the day of arrival but we are happy to discuss alternative times by prior arrangement and can store luggage earlier.
• Rooms should be vacated by 10.30 on the day of departure.
• Early breakfasts can be organised for guests by arrangement.
